Its time to review the capital growth of the suburbs I have wrote about. This is for self-accountability and transparency. You can cross-reference these results yourself!

Finding Investment Suburbs For Under 450K

Since launching Under450k I have reviewed many suburbs and given my verdict on whether these suburbs are primed for investment or you should skip them for a better locations. As I have recently gained many new subscribers I wanted to go back and assess the suburbs I have reviewed and calculate the growth it has had. When looking at the results I want you to keep in mind a couple of details:

  • The house prices are derived from SQM research based on the suburb postcode. Some postcodes have multiple suburbs within them however it still provides a good indication of capital growth.

  • I have used SQM research rather than HTAG or DSR because I want my subscribers to go and cross-reference the results themselves (SQM is free).

  • Method used to calculate: Subtract the current price from the price of the month I posted the article divided by the price of the month I posted the article; will give the growth percentage. For example for Armadale: ($693K-$583K)/$583K = 18.8%

  • I have linked every article in the suburb name where you can go and read my verdict.

Why Buy Under 450K?

The reason I started I looking for properties under $450,000 is because it takes forever to save enough cash for the average worker. With about $45,000 (10% Deposit) and paying Lenders Mortgage Insurance (LMI) you can enter the market today in a regional location. And when you pick the right property in the right location you make some serious equity!
