Online data shows early indicators of a rising market with many positive trends for Calliope. At the moment there are properties available on Domain & Real-estate for under $450,000 but as this market becomes hotter I expect the the majority of properties to be close to $500,000. Calliope is a 20 minute drive from Gladstone Central which is the central regional hub of that area. Investors are currently purchasing property all throughout Gladstone but are forgetting about its nearby suburb Calliope. This suburb is for investors with a higher risk tolerance (on their 3rd or 4rth investment property) however can make substantial gains if they purchased the right house in the area.

Prices in Calliope are steadily growing and the positive trends like days on market, stock on market, vacancy rates & median prices need to be monitored in the next 2-3 months to confirm that Calliope is a rising market.

Calliope is only 20 minutes to Gladstone CBD by car however there is no form of other public transport towards the regional hub. Dawson highway runs through the centre of Calliope which connects up towards Gladstone. There two schools within the area to support the education of primary and high school students (Calliope State School). “Drakes” is the only major shopping centre in the suburb and a handful of restaurants around the area. In terms of recreation they have a golf club, country club, skate park and a handful of parks around the area. The nearest major hospital and airport is in Gladstone which is about a 20 minute drive. Calliope does not have strong infrastructure within its suburb itself but as it is nearby to Gladstone so we can be a little flexible on this factor.

Other Important Factors:

Despite Calliope not having strong infrastructure projects in the area nearby Gladstone has strong infrastructure projects currently underway. This will have a flow on effect to keep the people in Calliope employed for the short term. Tradies predominately dominate the workforce in Calliope hence most of them will stay employed for the foreseeable future.

One issue with Calliope is the large amounts of developable land within its area. If a large influx of supply were to enter the market it can dampen prices, however, there have been virtually zero building approvals for residential building in the past year in Calliope so in the short term this is nothing to be concerned about.

Days on market, stock on market & average vendor discounting are all trending downwards. These early indicators are signs that the market in Calliope is heating up and prime for investment after 2 months. Apart from that rental growth has been increasing in 2022 and will continue to grow as demand increase and supply stagnates.

Prices haven’t risen as sharply as some other suburbs in QLD however Calliope is priming itself for investment in the next month or two. Rental price growth and yield will remain strong as the population grows and houses aren’t built (zero building approvals). Infrastructure in Calliope is not strong however Gladstone will supply the economy of that area for the foreseeable future. The main concern I have is around the large amounts of developable supply which may cause prices to stagnate 10-15 years from now. But the short term growth is looking positive. The lack of mainstream media around this suburb is allowing shrewd investors to assess and purchase properties in this suburb for under market value. Investors are mainly focusing on Gladstone and surrounding suburbs however I believe all the indicators are pointing towards Calliope becoming a hot market.
