Located in the heart of Bundaberg in regional Queensland, Svensson Heights has few opportunities to purchase investment properties for approximately $450,000. The property market in Bundaberg is extremely hot and it is incredibly difficult to secure a investment property without adding $10-20k above asking price. Despite that prices in Svensson Heights continue to grow without much much indication of it ever slowing down in the short term future. Since 2021 3 bedroom house prices have exploded from $300k to almost $600k in the present day, this is partly attributed to COVID however it hasn’t slowed down. Now normally I would advise investors to avoid locations which have grown immensely but Svensson Heights still provides strong opportunities.

The reason I started I looking for properties under $450,000 is because it takes forever to save enough cash for the average worker. With about $45,000 (10% Deposit) and paying Lenders Mortgage Insurance (LMI) you can enter the market today in a regional location. And when you pick the right property in the right location you make some serious equity!

Ultimately I would not invest in Svensson Heights as I have already missed out 70%+ growth. The ideal buying moment has passed but I believe prices will continue to grow as their is no indication of the market cooling down. The suburb boasts strong infrastructure, including malls, a train station, schools, parks, an airport, and highways, making it both accessible and highly liveable. Svensson Heights is an excellent case study of purchasing in a well-diversified regional town can provide great capital growth. Now its time to find the next one 🙂
