Suburbs around Townsville City are currently entering their perfect buying window to purchase an investment property. Just west of Townsville lies Vincent, a suburb with a number of opportunities to purchase a property under450K.

With expected gross rental yield passing 6% Vincent is becoming an ideal suburb to invest your money. There aren’t too many listings currently available on websites on Domain & Real-estate in Vincent however there are a handful of opportunities for the right investor. And after talking to property agents there are definitely off market opportunities. These houses are on prime pieces of 600sqm+ land for under $450,000. Currently there is not much mainstream tv hype however there is some push by social media to invest in “suburbs in Townsville” but no one goes in detail about why!
Properties in Vincent have experienced slow growth in the past decade however due to changes in employment opportunities, infrastructure projects and government policies it has primed the location for exponential growth (much like Armadale In Perth)! Most of these homes in Vincent are high-set homes built before 1985 so its incredibly important you do your due-diligence on the pro’s & con’s of these types of properties. Remember to do your building inspections thoroughly!

Location & Infrastructure
With “Palmerston St” running through the whole of Vincent it joins up many loop roads such as “Blaxland Cres”, “Beattie Cres” housing many high-set homes on large pockets of land. Vincent is perfectly situated between all the essentials in life with Bunnings, Kmart, JB-Hi-Fi, Woolworths all within a 10 minute drive. In terms of recreation you will have to travel to the town centre of Townsville. The only form of recreation is two parks however there are more parks in neighbouring suburbs which would be a very small drive.
To get to to Townsville from Vincent its a short 13 minute drive or a 25 minute bus ride on the “202”. However, from my understanding the bus can be unreliable at times so its best you find tenants that have cars! A big selling point of Townsville is that there is an airport which means you will have easy access to Brisbane and other parts of Queensland which allows labourers and workers to easily access the city.
Important Note:
Townsville is a flood prone area which means there is greater risk to your investment property. This will come with both an emotional headache and financial strain in your wallet in terms of insurance. Now Vincent falls under Townsville however if you look into detail of the flood mapping of the area you can see Vincent is situated nicely away from the rivers, meaning its unlikely to receive any major flooding or damage (the red is where you have to be careful). Now of course anything can happen and that is a situation you have to prepare for with the right insurance provider.
Why Buy Under 450K?
The reason I started I looking for properties under $450,000 is because it takes forever to save enough cash for the average worker. With about $45,000 (10% Deposit) and paying Lenders Mortgage Insurance (LMI) you can enter the market today in a regional location. And when you pick the right property in the right location you make some serious equity!
Other Important Factors:
The reason Vincent is becoming an extremely investable suburb is due to a number of reasons. The largest being the number of extensive infrastructure projects occurring including the Hydrogen Hub, Upgrades To RAAF Townsville Base and the Haughton Pipeline project. This will drive jobs and demand for the foreseeable future and will bring new people into Townsville.
Plus Vincent is predominately single detached houses and there is simply no more land for developers to mass-construct homes keeping supply low. Developers will be forced to go 40minutes west of Townsville to construct any new homes while Vincent is a 10 minute drive from the centre of Townsville.
Vacancy rates are incredibly low sitting at 0.7%, meaning demand will stay high and as population grows and supply isn’t built it will cause rental growth. SQM research suggests that population will not grow much over 2 years however with the number of infrastructure projects it will drive demand and increase rental yields.

$70 Million Hydrogen Hub: Construction will begin next year and be complete in 2026, with initial commercial operations scheduled to start in 2027.
$35 Million In Critical Infrastructure for Lavarack Barracks and RAAF Base Townsville in North Queensland.

You will be able to achieve a positively geared property with long term growth. Beware and do your due diligence regarding high-set properties because there can be a number of pitfalls. Know that investing in Vincent will be close to flood prone areas in Townsville. Ensure you have the right insurance. The large number of infrastructure projects will drive and keep demand high!
