There is no doubt that Townsville is having extremely good growth with investors paying 10-20k over the listing price to secure a property. Suburbs that I have written about 2-3 months ago like Vincent have skyrocketed in capital growth. Despite the higher council rates or the flood zones it hasn’t deterred investors from piling on. Personally I would not invest in the major suburbs of Townsville as it has grown too much and simply can not continue to grow at such a rapid rate. However there is one remote suburb within Townsville that is gaining some traction and that is Wulguru. Compared to other suburbs in Townsville which have risen 50-60% in Wulguru has only risen just shy of 30%.

The reason I started I looking for properties under $450,000 is because it takes forever to save enough cash for the average worker. With about $45,000 (10% Deposit) and paying Lenders Mortgage Insurance (LMI) you can enter the market today in a regional location. And when you pick the right property in the right location you make some serious equity!

Wulguru is the last remaining suburb in Townsville that would be worth investing but prices are catching up fast to the rest of the region. Rental yields are strong and be prepared to pay 10-20k over the listing price. Accept that you have missed out on 30% of growth and be prepared to fight with other investors in a very hot market. In 6 months time you would have missed the boat! But remember there is always another suburb and another deal :)
