I thought I would try something different this week, instead of our normal suburb reviews. If you’ve spent any time in property circles, you’ve probably heard the highlight reel: positive cash flow, huge equity gains, and tenants who never miss a payment. But let’s take a moment to talk about the side of investing no one really brags about the part where things go wrong.

Vacancy pain is real.
That new build in a growing estate seemed like a winner, until half the estate hit the rental market at once. Suddenly, your property is sitting empty for six weeks, and you're covering the mortgage out of pocket. Ouch.

Maintenance surprises hit hard.
A leaky roof, termites, or an oven that gives up just after settlement, these aren’t just annoying; they’re expensive. If you’re not budgeting a buffer, even small issues can spiral fast.

Tenants aren’t always easy.
Most tenants are fine, some are excellent. But you only need one who’s constantly late on rent or treats your property like a sharehouse for goats to really test your stress threshold. Property managers help, but even they can only do so much.

Markets can move sideways (or backwards).
Buy at the wrong time, or in an overhyped area, and you might be sitting on flat or even negative growth for years. The glossy suburb reports don’t always show you the full cycle.

Your mindset will get tested.
It’s easy to feel confident when everything’s green and growing. But the real investors? They’re the ones who hold steady through uncertainty, interest rate hikes, media negativity, and curveballs from state governments.
