After to talking with many property agents within the Geraldton area and specifically about Mount Tarcoola, I can confirm this is a heating up market and in-fact quite hot. Most properties are sold within days and some even within hours of it being listed online. However Geraldton as a region has not caught traction in mainstream media as the average investor is focused on far north Queensland and Perth. However regional Western Australia has opportunities too. With a population of 40,000 Geraldton is a smaller regional town compared to Townsville, Mackay or Albury-Wodonga but it is packed with opportunities. Keep reading to understand my analysis.

Mount Tarcoola is a suburb of Geraldton in Western Australia located approximately 4 kilometres south of the Geraldton city centre. It is primarily a residential area with a mix of established homes and some new developments. Key infrastructure includes Mount Tarcoola Primary School, as well as nearby shopping facilities, such as the Seacrest Shopping Centre, which provides access to essential services and retail options. The suburb is well-served by public transport, with bus routes connecting it to central Geraldton and surrounding areas. Recreational amenities in Mount Tarcoola include local parks and easy access to the nearby coastline, making it a well-connected and convenient suburb for families and residents.

Important Considerations:

Geraldton is a diverse regional hub with its main industries consisting of healthcare, retail, construction and mining. It also consists of a major port and a mining region called “Karara Iron Ore Project”. However it is not a mining town.

Mount Tarcoola has very limited supply reflected by both days on market and stock on market trending down for the last 4 months. This can be further sign as prices has been steadily increasing between 3-5k every month. High quality investment properties are difficult to come by for under 500k → they are sold within days.

Vacancy rates are extremely low this will force rent prices higher. With an average rental return of about 5% this makes properties neutral or negatively geared depending on your deposit. Holding properties in this suburb will be easier compared to places in Townsville and regional Victoria.

Be aware that not all suburbs in Geraldton are a good investment, this is a case of markets with markets. Also council rates and water rates are generally high → around 3-4k/year.
