I’ve spoken to hundred’s of property investors over the years, through the community, on calls, and in DMs. And there’s one type of investor I see everywhere. You’ve probably seen them too. The person who says they’ve been “investing” for 10 years, yet they’re still sitting on one property (their PPOR) and still unsure what their next move should be.

They’re constantly around the market. Browsing listings, watching videos, reading articles, inspecting properties. But every action is disconnected from the last. There’s no clear direction behind the decisions. After a decade they’ve spent hundreds of hours thinking about property, yet their portfolio hasn’t moved very far. Not because they didn’t try, but because the effort was scattered.

Now compare that to the investor who has a clear plan. They know their borrowing capacity, the price point they should be targeting, the type of properties that fit their strategy, and the markets they want exposure to.
