I want to preface this article and say it is for investors on their 4rth or 5th investment property or for investors with a high risk appetite. Quirindi is a small regional suburb 65km away from Tamworth which is a regional hub. You may wonder why I would review this suburb but I believe its an excellent case study and the suburb is still experiencing growth. Despite being a small town it has experienced significant growth since Covid and shows the strength in investing in diverse economies where demand is high and supply is low.

Quirindi is a rural town in New South Wales, located approximately 350 kilometres north of Sydney and 65 kilometres southwest of Tamworth. It serves as a hub for the surrounding agricultural region, known for its farming and livestock industries. Key infrastructure in Quirindi includes essential services such as schools, including Quirindi Public School and Quirindi High School, as well as a local hospital providing healthcare to the community. The town is well-connected by the Kamilaroi Highway and has a train station on the Northern Line, offering access to regional transport networks. Quirindi’s commercial area features various shops, supermarkets, and cafes, catering to residents' daily needs. Additionally, the town has several recreational facilities, parks, and sporting clubs, making it a well-rounded community for both residents and visitors.

Stock on market and days on market are still low indicating that there is house price pressure. The suburb has been growing since covid and now has over 40% growth since 2021 meaning as investors we have missed out on a good chunk of growth.

The economy is diverse mainly being agriculture, healthcare, education and transport. However it is not as diverse as you find a Tamworth, Townsville or Bendigo. Vacancy rates in Quirindi are also low, currently sitting at around 0.48% however it can be volatile due to the suburb being a small regional town.

As mentioned in the start of the article this suburb is for investors who are on their 4rth or 5th investment property. This is not an ideal first investment property. It has also had growth since covid. However, the lack of supply and increasing demand will force prices up but will not face tremendous growth. Quirindi is the perfect example of the potential that small regional suburbs have and should indicate to investors to start looking at suburbs with similar characteristics that haven’t grown.
